Property auctions in Portugal
Properties sold at auction in Portugal are published on dozens of different sites, each with its own format, deadlines and rules. Rivesta brings them together in one search and adds the analysis an investor needs to decide where a bid is worth it.

Where property auctions are published
In Portugal, auctioned properties mostly come from four contexts: court sales in enforcement proceedings, insolvency liquidations, private auction houses selling on behalf of banks, companies and individuals, and bank property portfolios.
Each context has its own platforms. The same property can appear on more than one, with different data, and there is no single official list covering them all.
Sale formats you will find
- Electronic auction: online bidding over a fixed period. For court sales of real estate it is the preferred format.
- Sealed bids: offers are opened on a set date, and a deposit is required.
- Private negotiation: a direct sale run by an appointed agent, often after an auction without acceptable offers.
- Auction house sale, in person or online: the rules and the buyer’s commission are set out in each house’s conditions of sale.
What to check before bidding
- The base value and the minimum accepted. In court sales, offers from 85% of the base value are generally accepted.
- The deposit, the payment deadlines and the closing date.
- Registered charges and encumbrances, in an up-to-date land registry certificate.
- Whether the property is occupied or let.
- Purchase taxes (IMT property transfer tax and stamp duty) and any commission.
- The condition of the property and whether it can be visited.
How Rivesta helps
Rivesta is not an auction house and takes no part in the sales. It brings court sales, insolvency sales, auction houses and bank-owned properties into one search and flags duplicates. That much is what a property auction aggregator does.
What it adds is the analysis: for each property, risk indicators, a market value reference for the area and a simulation of costs, taxes and margin. Alerts by email, Telegram or in the app tell you when a property matching your criteria appears. The link to the original listing is always visible, so the data can be confirmed at the source.
Property auctions in Brazil
Rivesta also follows auctions in Brazil, both court and out-of-court, including properties repossessed under fiduciary lien. There the sale usually runs over two auctions, and in the second the minimum bid can fall below the appraised value.
Frequently asked questions
- Where can I see all property auctions in Portugal in one place?
- There is no single official list. Auctions are spread across court sale platforms, auction houses and banks. Rivesta brings them into one search, with filters by area, property type, sale format and deadline, and keeps the link to each original listing.
- Is buying at auction always cheaper?
- No. The base value is a starting point and bidding can go above market value. That is why Rivesta compares each property with price per square metre references in the same area and simulates costs and margin before the decision.
- Do I need an account to search?
- The public property search is open without an account. The full analysis, with indicators, alerts and simulations, is opening gradually.
